According to the British Columbia Real Estate Associations forecast, residential sales are expected to increase six per cent from 85,028 units in 2009 to 90,100 units in 2010 before retreating three per cent in 2011.  &lt;br&gt;
Higher home prices and rising mortgage interest rates will provide a constraint on home sales next year.&lt;p&gt;
Relatively slow economic growth, reduced pent-up demand and rising carrying costs are expected to keep home sales from continuing at their frenetic pace.   &lt;p&gt;
Although the average home price is expected to increase five per cent in 2010, they are only expected to increase by one per cent in 2011.  &lt;br&gt;
Interest rates are expected to increase in the third quarter of this year with will limit price appreciation next year. &lt;br&gt;
Across the nation, Canada's residential real estate market is forecast to remain unusually strong through the first half of 2010 as economic conditions across the country improve and the stimulus impact of low interest rates continues to stoke the demand.  &lt;p&gt;
As the confidence in the economic recovery builds in early 2010, increases in real estate levels and over all market activity are expected to continue.  However the erosion of affordability driven by these higher house prices and the expected late year upward movement of interest rates are expected to bring the market back into balance in the second half of the year, when &lt;a href="http://www.peterraab.ca/lifestyles.cfm"&gt;Vancouver real estate&lt;/a&gt; prices are expected to moderate. &lt;p&gt;
Improving supply as teh year unfolds and easing demand as the cost of home ownership in the &lt;a href="http://www.peterraab.ca/lifestyles.cfm"&gt;Vancouver Real Estate market&lt;/a&gt; rises should moderate home price increases in the second half of 2010.  &lt;p&gt;

Although we really didn't have much of a winter yet, it feels like spring is just around the corner.  Mirroring the weather has been our metro &lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt;Vancouver real estate&lt;/a&gt; market which has been jumping since the first day of 2010.  We've seen lots of new product come on the &lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt;Vancouver real estate&lt;/a&gt; market and likewise, any of the good products getting snatched up in multiple offer bids.  What's most unusual is we're seeing these attached and detached homes right up to the 3 million dollar mark selling above the list price, a sure sign of confidence in the market at all levels.  I believe this fast start to the year is attributed to the fact that the Olympics are just around the corner and most recognize that February will be pretty much a write off for buying and selling real estate in metro &lt;a href="http://www.peterraab.ca/downtown_vancouver_real_estate.cfm"&gt;Vancouver&lt;/a&gt;.  &lt;p&gt;

&lt;span style="font-weight:bold;"&gt;So, what's in store for the rest of the year?
&lt;span style="font-style:italic;"&gt;&lt;/span&gt;&lt;/span&gt;&lt;p&gt;
Expect to see a very active Vancouver real estate market after the Olympics with lots of new listings coming online and many hungry buyers.  The Feds said they are sticking to their game plan and will hold low interest rates for an 'extended period', expect this to be mid to late summer.  With the 5 year rate at around 3.79% and variable around 2%, people will definitely be buying however I'm counting on the increased inventory to keep price increases at a modest level; say 5-7% in 2010.&lt;p&gt;

The huge bounce back in the&lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt; Vancouver real estate&lt;/a&gt; market in 2009 which was fueled mostly by the record low interest rates will slow in 2010 and 2011 according to the B.C. Real Estate Association.  &lt;br&gt;
Association chief economist Cameron Muir is forecasting provincewide sales in 2010 to increase only three per cent above a hot 2009's results to 90,100 sales in 2010, then slip back three per cent to 87,500 units in 2011.&lt;br&gt;

The provincial average price, Muir is forecasting, will advance five per cent to $490,900 in 2010 then eke out just one-per-cent growth to $494,800 in 2011.&lt;br&gt;
One of the largest factors that will slow the Vancouver Real Estate market is the affordability factor.  As mortgage prices edge higher, coupled with the record prices, will keep further price increases under control.&lt;br&gt;
And while B.C.'s economy is creeping towards a recovery with some job and income growth, Muir said the growth is not coming quickly enough to offset the rising unaffordability of housing.
 &lt;br&gt;
"We're unlikely to see record sales levels this year and next as a result of that," Muir said.
&lt;br&gt;
However, Muir does expect B.C. home sales in 2010 and 2011 to remain slightly above the 10 year annual average, which is "what we would expect given the economy is just coming out of recession."
&lt;br&gt;
In his forecast, Muir estimates that the markets that roared back the most in 2009  - &lt;a href="http://www.peterraab.ca/downtown_vancouver_real_estate.cfm"&gt; Metro Vancouver&lt;/a&gt;, the Fraser Valley and Victoria  - will be among those with the most muted results in 2010 and 2011.&lt;br&gt;

After rocketing back 44 per cent in 2009, Muir is projecting Metro &lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt;Vancouver&lt;/a&gt; sales to advance just three per cent to 37,500 units in 2010, then slip back five per cent to 35,500 in 2011.&lt;br&gt;

The Bank of Canada Monday dismissed talk of a housing bubble in Canada as "premature," warning that calls for higher interest rates now in an effort to temper real-estate markets would be akin to "dousing" the economic recovery with cold water.&lt;br&gt;
It delivered this message through a speech in Edmonton, and marked the first time the central bank tried to address directly myriad concerns that the country's real-estate market is appreciating too quickly, too soon.
"Recent house price increases do not appear to be out of line with the underlying supply-demand fundamentals," David Wolf, an advisor to the governor, Mark Carney, said in prepared remarks.&lt;br&gt;
Data indicate existing-home prices have climbed 21% from a year ago while sales volume has surged 41%, prompting observers to indicate a housing bubble was underway due to record-low interest rates. New figures released Monday suggest housing starts rose 5.9% to a seasonally adjusted rate of 174,500 units in December, easily beating economists' average forecast of 160,000.&lt;br&gt;
Mr. Wolf said housing bubbles, such as the one the United States experienced last decade, are usually fuelled by credit expansion, as borrowers and lenders "take false comfort from exaggerated house prices."&lt;br&gt;
The current rally, during which existing-home sales have climbed more than 40% on a year-over-year basis as of November and prices have surged nearly 20%, is largely due to what Mr. Wolf described as "temporary factors," such as low interest rates and pent-up demand. Further, some buying has been "pulled forward," as people realize this is a once-in-a-lifetime opportunity to acquire property with historically cheap financing.&lt;br&gt;
These factors cannot continue to drive home sales and prices, Mr. Wolf said.&lt;br&gt;
"Thus, we see the housing market as requiring vigilance, but not alarm," said Mr. Wolf, who delivered the speech on behalf of deputy governor Timothy Lane.&lt;br&gt;
He said the central bank is monitoring housing closely, and warned of the implications of using monetary policy to cool the market.&lt;br&gt;
"If the bank were to raise interest rates to cool the housing market now - when inflation is expected to remain below target for the next year and a half - we would, in essence, be dousing the entire Canadian economy with cold water, just as it emerges from recession. As a result, it would take longer for economic growth to return to potential and for inflation to get back to target," he said.&lt;br&gt;
The Bank of Canada has pledged to keep its benchmark rate at a record low 0.25% until July in an effort to foster growth and bring inflation to the central bank's preferred 2% target (which is expected in the second half of 2011).&lt;br&gt;
Instead, regulatory changes - from changes to banks' capital requirements to the terms and conditions for mandatory mortgage insurance - are the preferred route to deal with housing-market excess, should concerns mount. This largely repeats the view forwarded last week by Ben Bernanke, chairman of the U.S. Federal Reserve.&lt;br&gt;
Jim Flaherty, the Minister of Finance, has indicated he is concerned about the record levels of household debt and could introduce regulatory changes to address it, such as more stringent requirements to get mortgage insurance, which is a key condition required before banks agree to extend financing for a home purchase. Analysts say such a change could be included in the next federal budget, to be tabled in early March.&lt;br&gt;
Economists at Scotia Capital said in a note the speech suggested the central bank was becoming "uncomfortable" with the "lightning-rod bubble talk" in the marketplace.&lt;br&gt;
Nonetheless, the central bank "flagged the temporary nature of many of the factors driving recent strengths," they said.
Michael Gregory, senior economist at BMO Capital Markets, said mortgage growth has been rapid - around 7% on a year-over-year and three-month basis - but remains in single-digit territory and below historical peaks. Still, "a few more months of rapid credit growth and the [central bank's] conclusion may be very different."&lt;br&gt;

Month over month we've seen stronger than anticipated listings versus sales in the &lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt;Vancouver real estate&lt;/a&gt; market.  October was characterized by steady demand eating up the shrinking supply which resulted in prices continuing to spiral upwards.  &lt;p&gt;
The buying frenzy of August, September and October has cooled the demand as the pent up demand is now gone with most of these buyers now in homes they've purchased.   &lt;br&gt;
Going forward I think we'll still see a strong November compared to last year and even the year before and things will cool in December which is normal in the &lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt;Vancouver real estate&lt;/a&gt; market at that time of year.  For &lt;a href="http://www.peterraab.ca/selling.cfm"&gt;sellers&lt;/a&gt; who's listings are on the market right now, they only have about one month to sell before everyone's energy goes towards the Christmas season.  &lt;br&gt;
For &lt;a href="http://www.peterraab.ca/buying.cfm"&gt;buyers&lt;/a&gt; in the &lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt;Vancouver real estate&lt;/a&gt; market, this is a great time to buy!  Although there is less selection on the market, there is more room to negotiate price which hasn't been the case in the past 7 months. &lt;p&gt;
Many people as me about the impact of the Olympics on the &lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt;Vancouver housing market&lt;/a&gt;.  Expect the market to heat up considerably after the Olympics and prices to continue to rise as the market will be quite from December until the end of February and this will again create not only lots of pent up demand for condos and home in Vancouver but also international demand for real estate in Vancouver. &lt;p&gt;

Consumer momentum in the &lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt;Vancouver real estate&lt;/a&gt; market from August and September has carried into October, however expect to see things slow down as pent up demand has finally subsided.  &lt;br&gt;September recorded the third busiest month in the history of the real estate board as many buyers were eager to purchase before their 'locked in' mortgage rates expired.  The good news for buyers is that there are now fewer people actively looking and with the continued supply hitting the market, price increases are slowing and bidding wars are not as common and aggressive as even one month ago.

We are now pretty much back at to the peak of 2008 in &lt;a href="http://www.peterraab.ca/vancouver_real_estate.cfm"&gt;Vancouver real estate&lt;/a&gt; however don't expect prices to rise significantly over the next six months.  Interest rates are creeping up and the affordability that we had 6 months ago is gone.  I'm expecting a modest 5-6% increase in over all prices next year in Vancouver Westside, kitsilano and Downtown core. &lt;br&gt;

The number of home sales in Greater Vancouver increased significantly last month compared to August 2008 and moved closer in line with the active summer months experienced between 2003 and 2007.  &lt;br&gt;

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver increased 119.5 per cent in August 2009 to 3,441 from the 1,568 sales recorded in August 2008 and increased 1.7 per cent compared to August 2007.
&lt;br&gt;
New listings for detached, attached and apartment properties increased 4.9 per cent to 4,544 in August 2009 compared to August 2008 when 4,331 new units were listed. Total active listings in Greater Vancouver currently sit at 11,937, down 33 per cent from August 2008.
&lt;br&gt;
"The return of confidence to our market has brought a high volume of home sales over the last few months and has also made determining home prices a little more challenging," said Scott Russell, REBGV president. "The number of residential home sales this summer has been comparable to activity seen in the five years preceding 2008. While that’s great news, from the variations in activity we’re seeing across areas I’d say the market is still trying to find its own balance."
&lt;br&gt;
Since the beginning of the year, the MLSLink Housing Price Index (HPI) benchmark price for all residential properties in Greater Vancouver has increased 11.4 per cent to $539,600 from $484,211. However, home prices compared to August 2008 levels are down 1.1 per cent.
&lt;br&gt;
Sales of detached properties in August 2009 increased 155.5 per cent to 1,367 from the 535 units sold during the same period in 2008. The benchmark price, as calculated by the MLSLink Housing Price Index, for detached properties declined 0.7 per cent from August 2008 to $732,656.
&lt;br&gt;
Sales of apartment properties increased 97.8 per cent last month to 1,464, compared to the 740 sales in August 2008. The benchmark price of an apartment property declined 1.4 per cent from August 2008 to $369,263.
&lt;br&gt;
Attached property sales in August 2009 increased 108.2 per cent to 610, compared with the 293 sales during the same month in 2008. The benchmark price of an attached unit declined 0.9 per cent between August 2008 and 2009 to $459,159.

This past July 2009, the Vancouver Real Estate Board reported that it was the busiest month ever in terms of &lt;a href="http://www.peterraab.ca/investing_in_vancouver.html"&gt;real estate&lt;/a&gt; transactions.  &lt;br&gt;
The turnaround in the &lt;a href="http://www.peterraab.ca/vancouver_real_estate.html"&gt;Vancouver real estate&lt;/a&gt; market is nothing short of miraculous considering in January 2009 we had the worst month Vancouver has ever seen.  &lt;br&gt;
Although we've had such a lack of inventory, sales are still high as real estate that has been sitting on the market for some time is getting bought up.  &lt;br&gt;
This lack of inventory has caused prices to come back to where they were before the market dropped in April 2008.  Low interest rates and affordability were the main reasons for this.  &lt;br&gt;
